1. Consideration of CUP#083-24: Woodpark Place (SOM Assemblage) (Public Hearing & Vote)

Staff recommends that the Planning Commission recommend City Council approval of the project at Woodpark Place (SOM Assemblage), subject to the staff recommended conditions of approval (CUP#083-24). The project would allow for the development of 112 residential units and 21,500 SF commercial space across four parcels (± 9.2 acres) in the DT-CMU zone, generally located on Woodpark Place, between South on Main and Highway 92. The proposed project would require a Conditional Use Permit (CUP) to allow for a single-family attached residential (townhomes) and several Variances.
2. Consideration of Z#160-24: Towne Lake Parkway Assemblage (Public Hearing & Vote)

Staff recommends that the Planning Commission recommend City Council approval (partial) of a Zone Map Amendment (Zone Change), Variances, and Sign Waiver to allow for the construction of a multi-tenant shopping center with an anchor grocery building and five commercial liner buildings, subject to the staff-recommend conditions of approval (Z#160-24).
3. Consideration of CUP#082-24: 1350 Londonderry Dr (Public Hearing & Vote)

Staff recommends that the Planning Commission recommend City Council approval of a Conditional Use Permit (CUP) to allow for an Automotive Sales, Service, Parts, Rental use at 1350 Londonderry Drive, subject to the staff-recommended conditions of approval (CUP#082-24).
4. Consideration of CUP#081-24: 9469 Highway 92 (Public Hearing & Vote)

Staff recommends that the Planning Commission recommend City Council approval of a Conditional Use Permit to operate a "Car Wash" use at 9469 Highway 92 (CUP#081-24).
5. Consideration of Z#159-24: 10944 Hwy 92 (Sodmasters) (Public Hearing & Vote)

Staff recommends that the Planning Commission recommend City Council approval of a Condition Amendment for the previously approved Sodmasters Landscape Center project (V#150-17), located at 10944 Highway 92 (Z#159-24).
